    Patriot-Communities and its affiliates ("Patriot-Communities," "we," "us," or "our") respect your privacy and are committed to protecting it. This Privacy Policy (this "Policy") describes the information we collect, how we use and share it, and the choices available to you in connection with your use of our website located at www.patriot-communities.com, any related subdomains, and any other websites that link to this Policy (collectively, the "Website"), our resident portal(s), and all related services, content, and other resources made available by us (collectively, the "Services").

    This Policy is incorporated into, and is part of, our Terms and Conditions, which govern your access to and use of the Services. This Policy does not cover information we receive from third parties or information related to employment applications, which is addressed in our [Employee and Applicant Privacy Notice], if applicable.

    By accessing the Services, you agree to be bound by this Policy. If you do not agree, please do not use the Services. Each time you use the Services, the version of this Policy then in effect will apply, so please check the date above and review any changes since your last visit.

    1. Scope

    This Policy covers both our online and offline data collection activities, including information we collect through the Website, when you rent, purchase, or place a home (including manufactured, modular, or site-built homes) or rent a site or lot from us, when you enter contests or promotions, and when you attend our events or visit our communities.

    This Policy does not apply to information we collect from third parties. Depending on how you interact with us – for example, if you submit a rental or purchase application – we may collect additional information not covered here, and you will receive a supplemental privacy notice covering that information where required by law.

    2. How We Collect Information

    Directly From You

    You may provide information to us by completing forms, making payments, using the Website, or corresponding with us by mail, phone, text, email, or other means, including when you:

         Apply to rent, purchase, or place a home, including site or lot rentals;

         Interact with us at one of our communities;

         Request information about our homes, sites, or Services;

         Subscribe to newsletters or updates;

         Request marketing communications;

         Attend our events;

         Participate in a survey, sweepstakes, or promotion; or

         Provide feedback to us.

    Cookies, Analytics, and Other Online Tracking Technologies

    When you visit the Website, open or click on our emails, or interact with our advertisements, we and our service providers (such as advertising networks, analytics providers, data-enrichment providers, and social media platforms) automatically collect certain information using cookies, pixels, web beacons, software development kits, and similar technologies. Some of these technologies may connect your device or IP address to information available from other sources.

    Cookies are small identifiers stored on your device to help us recognize you when you return to the Website. You can manage cookies through your browser settings, including choosing to accept, be notified about, or reject cookies; rejecting cookies may limit some Website features.     To the extent our use of online tracking technologies is considered a "sale" or "sharing" of personal information (including targeted advertising) under applicable law, you may opt out by submitting a request through the "Your Privacy Choices" link at the bottom of the Website, or by using an Opt-Out Preference Signal such as the Global Privacy Control (GPC) at https://globalprivacycontrol.org/orgs.

    Our Website does not currently respond to "Do Not Track" browser signals.

    Social Media Platforms and Networks

    If you interact with us on social media or use plugins, widgets, or other tools made available by social media platforms (including Facebook, Instagram, YouTube, and Pinterest) in connection with the Website, we collect information you disclose to us or that the platform discloses to us.     From Third Parties and Public Sources

    We may receive information about you from:

         Providers of credit checks, resident/rental screening, or collections services;

         Providers of technical, payment, and delivery services;

         Municipalities, government agencies, and other public sources;

         Providers of credit-building services, if you participate in such a program;

         Data enrichment and lead-generation providers; and

         Our affiliated companies.

    Video Surveillance

    We may operate closed-circuit television ("CCTV") at certain communities for safety and crime-prevention purposes and collect any information recorded via CCTV.

    3. Types of Information We Collect

    We collect "personal information" (information that identifies you, such as your name or phone number) and "aggregate information" (information that does not identify you, such as browser type). Categories include:

         Contact and Communications Information – name, address, email, phone number, and content of communications with us.

         Resident Portal Account Information – name, address, email, and account credentials.

         Rental/Purchase Application Information – background and credit checks, references, proof of identification, bank statements, pay stubs, employment information, and other application details.

         Financial and Payment Information – payment details and financial information such as bank account information.

         Technical Information – IP address, login data, browser type/version, time zone, device and operating system information.

         Usage Information – geographic location, log files, device identifiers, pages viewed, links clicked, and related data collected via cookies and similar technologies.

         Marketing and Communications Preferences – your preferences for receiving marketing and communications from us and our partners.

         Demographic Information – such as age, and, where voluntarily provided and permitted by law, information relevant to reasonable accommodation requests.

         Commercial Information – rental or purchase history, lease information, rent amount, and information related to your tenancy such as pet and vehicle details.

         Other Identifiers – such as Social Security number, driver's license number, or government ID number, where required for application, screening, or compliance purposes.

    4. How We Use Information

    We use information we collect to provide our Services, operate our business, and respond to your requests, including to:

         Respond to inquiries about a home or site;

         Evaluate applications to rent, purchase, or place a home;

         Facilitate a lease, purchase, or site rental;

         Register and administer resident accounts, including the resident portal;

         Process transactions, payments, fees, and charges, and collect amounts owed to us;

         Provide, operate, maintain, and improve our Services;

         Provide technical and customer support;

         Send updates, marketing, and other communications about our communities and Services;

         Deliver and measure advertising;

         Conduct research, analytics, and trend monitoring;

         Personalize and enhance your experience with our Services;

         Operate and maintain the safety and security of our communities;

         Comply with applicable law, regulation, subpoena, or governmental request;

         Enforce our contracts and applicable Terms of Use, including investigating potential violations; and

         Detect, prevent, and address fraud, security, or technical issues, and protect the rights, property, or safety of Patriot-Communities, our residents, or the public.

    5. How We Share Information

    Service Providers

    We share information with vendors who assist us with operating our business and Services, such as technology providers, background/screening/credit-check providers, marketing and communications partners, payment processors, chat providers, and fraud-prevention providers. These providers may access your information only to perform services on our behalf.

    As Directed By You or With Your Consent

    We share information with third parties at your direction or with your consent.

    Credit-Building Service Providers

    We may share your contact and rent-payment information with third-party providers of credit-building services. You will be notified of such sharing and given an opportunity to opt out.

    Social Media Platforms

    The Website may include social media plugins or widgets that result in information being shared with those platforms; their use of your information is governed by their own privacy policies, not this Policy.

    Legal Proceedings

    We may share information with third parties, including government authorities, if we have a good-faith belief that doing so is reasonably necessary to comply with law or legal process; enforce our contracts or Terms of Use; detect or address fraud or security issues; or protect the rights, property, or safety of Patriot-Communities, our residents, or the public.

    Sale or Merger

    If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, we may share your information with the parties involved, subject to the terms of the privacy policy in effect at the time of transfer, unless otherwise directed by applicable law.

    Aggregate and De-Identified Information

    We may de-identify or aggregate information so it no longer identifies you, and use or disclose that information without restriction, including for commercial purposes. We do not disclose aggregate or de-identified information in a manner that would re-identify you.

    We do not sell or rent your personal information to third parties for their own third-party marketing purposes, except as described in this Policy or as otherwise disclosed to you at the point of collection.

    6. Your Rights and Choices

    Depending on your state or country of residence, you may have some or all of the following rights regarding your personal information. Where applicable, we describe how to exercise them below.

    Right to Opt Out of Cookies and Sale/Sharing via Online Tracking Technologies

    You may opt out of tracking technologies that may be considered a "sale" or "sharing" of personal information by using the "Your Privacy Choices" link at the bottom of the Website, or by broadcasting an Opt-Out Preference Signal such as the Global Privacy Control. If you are a Nevada resident, you may separately request that we not sell your personal information for monetary consideration by emailing info@patriot-communities.com with "Nevada Opt-Out of Sale" in the subject line.

    Right to Know, Access, Correct, and Delete

    You may request details about the personal information we have collected, used, and disclosed about you; a copy of that information; correction of inaccuracies; or deletion of your personal information, subject to certain legal exceptions.     Responding to Requests and Identity Verification

    We will respond within the timeframe required by applicable law and may charge a reasonable fee for repeated requests as permitted by law. We will verify your identity before fulfilling a request, which may include using your resident portal account credentials or requesting additional verifying information. We use information collected for verification only for that purpose, tracking, and documentation, unless you provided it for another purpose.

    Authorized Agents

    You may designate an authorized agent to submit a request on your behalf. We may require written proof of the agent's authority and separate verification of the agent's and/or your identity. Contact info@patriot-communities.com to authorize an agent.

    Right to Non-Discrimination

    We will not discriminate against you for exercising your privacy rights, including by denying goods or services, charging different prices, or providing a different level or quality of service.

    Right to Appeal

    If we decline to act on your request, we will notify you of our reason within the timeframe required by law and provide instructions for appealing that decision. We will respond to appeals within the timeframe required by applicable law.

    Marketing Opt-Out

    You may unsubscribe from marketing emails at any time using the "unsubscribe" link included in each communication.

    SMS/Text Messaging

    You may opt out of SMS marketing messages by replying "STOP" to any message from us, or by adjusting your preferences in your account. You may still receive transactional text messages even after opting out of marketing texts. We do not sell, rent, or transfer your SMS consent or phone number to third parties for their own marketing purposes; we may share this information with service providers who perform services on our behalf, or as required by law.

    7. How Long We Retain Information

    We retain personal information only as long as necessary to fulfill the purposes described in this Policy, including to satisfy legal, accounting, or reporting requirements. To determine retention periods, we consider the amount, nature, and sensitivity of the information, the potential risk of harm from unauthorized use or disclosure, the purposes for which we process the information, and applicable legal requirements.

    8. State-Specific Disclosures

    California Residents

    Under California's "Shine the Light" law, California residents may request information about the categories of personal information we disclose to third parties for their direct marketing purposes by writing to: Patriot-Communities, Attn: California Shine the Light Privacy Request, [ADDRESS].

    Under California's "Eraser Button" law, California residents under 18 who are registered users of the Website may request removal of content or information they posted, by contacting info@patriot-communities.com. This does not guarantee complete removal (for example, if content has been reposted by another user).

    We may sell or share the following categories of personal information: identifiers, financial information, demographic information, commercial information, and internet/network activity, as well as inferences drawn from these categories. Categories of recipients may include service providers, contractors, affiliates, advertising and marketing partners, analytics providers, social media platforms, credit-building service providers, data-enrichment providers, and other business partners. We do not use or disclose sensitive personal information for purposes beyond those permitted by law.

    Nevada Residents

    Nevada residents have the right to request that we not sell their personal information for monetary consideration, even if we are not currently selling it. See Section 6 above for instructions.

    9. Children's Privacy

    Our Services are not directed to children under 13 (or under 16, where applicable law requires), and we do not knowingly collect personal information from children under that age.     We use reasonable administrative, technical, and physical safeguards designed to protect your information against unauthorized access, loss, or misuse. However, no method of transmission or storage is 100% secure, and we cannot guarantee the security of information you transmit to us. You are responsible for safeguarding your account login credentials.

    11. Third-Party Websites and Services

    The Services may contain links to third-party websites or include social media features. These third parties may collect information about you independently, and their practices are governed by their own privacy policies, not this Policy.

    We may update this Policy from time to time. When we do, we will post the updated version on this page and update the "Last updated" date above. Your continued use of the Services after changes are posted constitutes acceptance of those changes, unless otherwise required by law.

Where applicable law requires additional notices, disclosures, consent, opt-out mechanisms, or other procedures, Patriot-Communities will provide or maintain those requirements separately.

    Arkansas

    For residents, applicants, customers, and Website users in Arkansas, Patriot-Communities will handle personal information in accordance with applicable Arkansas law and maintain reasonable administrative, technical, and physical safeguards designed to protect personal information.

    Illinois

    For residents, applicants, customers, and Website users in Illinois, Patriot-Communities will comply with applicable Illinois privacy and consumer-protection laws. For manufactured-home communities in Illinois, applicable requirements of the Illinois Mobile Home Landlord and Tenant Rights Act and other applicable manufactured-home community laws and regulations may require separate disclosures and notices.
